Job Description

Position: General Maintenance Technician

 

Job Purpose:  Under general supervision, a General Maintenance Technician performs a variety of journey level repair and maintenance duties in and around office building facilities.  Technicians independently perform a broad spectrum of facilities and systems maintenance functions or may serve as back-up to other craft workers on complex assignments. The maintenance technician works with a team of other technicians and may also be responsible for performing additional duties not stipulated below.

 

Job Duties Include: The following reflects management’s definition of essential functions for this job but does not restrict the tasks that may be assigned.  Management may assign additional duties and responsibilities to this job at any time due to reasonable accommodation or other reasons.

 

  • Repairs and installs plumbing fixtures such as: sinks, toilets, valves, faucets, water heater, hot and cold water piping, sewer piping and steam piping.
  • Support maintenance and repair of heating fixtures and components, piping of various size and type; checks safety equipment and replaces components such as washers, gaskets and filters.
  • Repairs and installs mechanical equipment, such as compressors, pumps, valves, steam boilers, and assists during preventative maintenance service.
  • Repairs and/or replaces vacuum, oxygen, airlines and compressors.
  • Inspects, tests and repairs electrical power circuits and equipment; examines and tests elements of systems, such as switches, fixtures, distribution panels, controls, circuit breakers and motors in order to locate obvious faults, such as blown fuses, short circuits, broken wires or loose connections. 
  • Performs routine preventative maintenance, lubrication, cleaning of HVAC.  Inspects equipment while in operation and makes minor repairs and/or adjustments when necessary.  Checks HVAC’s observing meters, gauges, adjusting valves and other controls to regulate flow, velocity and air volume.
  • Repair and install building parts made of sheet metal. Select appropriate type of metal, measure appropriate size, cut, and weld/solder.
  • Maintains appropriate service and repair records.
  • Responds to routine and emergency calls for repairs and service.
  • May train and direct the work of other classified staff in the area.
  • Assists and serves as back up to other maintenance technicians.

 

Skills/Qualifications:  Broad knowledge of standard practices and procedures of construction trades such as plumbing, mechanical systems, electrical, HVAC, sheet metal, carpentry, and painting, including materials and tools; applicable code requirements; methods and practices followed in the maintenance of tools, machinery, and equipment; safety precautions to be observed in the maintenance and installation of electronic and mechanical equipment. Operate and use a broad spectrum of tools and equipment skillfully and safely perform heavy physical labor; read and comprehend plans and blueprints; train and direct the work of others; follow and give oral and written instructions; maintain cooperative working relationships; demonstrate sensitivity to, and respect for a diverse population.

Military Installation Access:  This position resides on a military installation.  Must be able to qualify for and obtain a base access pass and security clearance.

Education and Experience:  High school or general education degree (GED, supplemented by completion of a Union, private (in-house), military, or trade school apprenticeship program that includes theory and on-the-job work. Four years’ journey-level experience working in at least one relevant trade in a commercial, industrial, or facilities operations setting.

License or certificate: This classification requires the use of a personal or company vehicle while conducting company business. Must possess a valid (Class 3) state driver’s license and an acceptable driving record. Ability to complete the following trainings as required: forklift operation certification, lock out tag out, fall arrest, confined space, MSDS, asbestos and lead identification, ladder safety, emergency evacuation, in-house OSHA and respirator training.
