Seeking an experienced Building Manager for the day-to-day operations of a 208,000 square foot property. In this role you will oversee everything from annual budgets to contractor bids, so we're looking for candidates with ideally five years of related experience in building/facilities management.

Hours

Full-time, Monday to Friday, 8:00am-5:00pm. On-call for after-hour emergencies.

Location

Hilo, Big Island

Responsibilities

  • Plan, prioritize, and oversee all maintenance and repairs.
  • Manage, negotiate and direct vendors and ensure the accurate completion of project scopes.
  • Assist in the preparation of annual budgets.
  • Adhere to approved budgets including employing staff and contractors in budget accordance.
  • Identify and bid on all long-term maintenance and capital improvement projects. Review bids and the work to be performed.
  • Deal with resident complaints, concerns, and requests on a timely basis.
  • Work with the association's insurance agent to ensure that all necessary insurances are current.
  • Respond to on-call emergencies 24/7 as needed.

Qualifications

  • Bachelors degree.
  • Preferably 5 years of experience in building/facilities management.
  • Valid driver's license.
  • Excellent problem-solving skills.
  • Ability to pass a pre-employment background and credit check.
