POSITION SUMMARY
Under the supervision of the Operations Manager, the Floater is responsible for prepping trash and recycles for pick up on their scheduled pickup days. The floater assist the groundskeeper and filling in for the groundskeeper in his absence. The floater assists the maintenance and custodial personnel as needed. They help preserve and increase the value of the building through service of the common areas and assist anywhere needed as directed.
DUTIES AND RESPONSIBILITIES
Essential Job Duties
- Check freight elevator landings, from top to bottom, for trash pickup
- Swap out trash compactor bins; bring out bins for contracted trash pick up
- Take out bulky items to bulky items area when due for bulky item pick up
- Clean trash compactor room
- Check and unclog trash chute as needed
- Consolidate recycles, separate trash
- Trash Chute – disinfect from 35th floor to 2nd floor (twice a month)
- Assist in mowing grass, trimming hedges and trees, pulling weeds and thinning out overgrown plants
- Spray plants for pesticides/insecticides
- Assist in repair and maintenance of irrigation pop-up head, riser head, rotor head and impact head
- Apply fertilizer to grounds and surrounding plants
- Install poly board (black edging) to prevent grass intrusion
- Clean outdoor common areas, driveway and sidewalk
- Mow and edge lawn and pick up trash and debris from common grounds
- Assist Groundskeeper where needed
- Assist in cleaning and removing flood water in the garage during inclement weather
- Pressure wash where directed or needed
- Paint as directed by Operations Manager
- Assist Maintenance on big projects
- Perform other duties as directed by Resident Manager and Operations Manager
Physical, Mental and Communication Demands:
- Requires frequent walking, bending, and climbing; lifting, handling and moving boxes, furniture, equipment and other materials weighing 50 to 100 lbs.
- Requires climbing stairs and working from a ladder up to 10 feet above the ground.
- Require learning all aspects of position and able to fill in for other employees in their absence.
- Must follow specific instructions and safety procedures, working to specific and non-specific routines.
- Requires reading, writing, math, problem solving, and good oral communication skills.
- Effectively communicate with Operation Manager and other staff members
Organizational Relationship:
- Report to the Operations Manager but in the absence of Operations Manager, report to Resident Manager.
Work Hours:
Generally, 40 hours per week for full time. Workdays and hours are subject to change. Various shifts may be required. Overtime may be necessary when circumstances call for extended hours, or to cover shifts for employees who are sick or on vacation. The Operations Manager is responsible for assigning shifts.
