POSITION NAME:  Lead Maintenance Worker

DEPARTMENT/GRADE LEVEL:

CLASSIFICATION:  Non-Exempt

 

GENERAL STATEMENT OF DUTIES:  The Lead Maintenance Worker shall report to the Director of Physical Plant and shall assist in developing, prioritizing, and delegating repair and maintenance tasks. Evaluates physical plant for performance standards, maintains effective quality/reliability controls, and recommends corrective action when necessary.

  • PROFESSIONAL RESPONSIBILITIES
  1. Maintains work environment that provides maximum safety and health and encourages safety awareness among employees. Reports unsafe conditions and injuries/illnesses and incidents in a timely manner and ensures that employees perform duties using safe work techniques and in accordance with OSHA safety and health standards.
  2. Maintains the preventive maintenance program and prioritizes repair and maintenance work to minimize disruption of school operations.
  3. Oversees the requisitioned, corrective, emergency and preventative maintenance of buildings, equipment and offsite facilities associated with the school. Routinely reports to the Director of Physical Plant the general condition of school facilities and progress of work being accomplished.
  4. Develop daily, weekly, and/or monthly work schedules and Asset Management work order system request for the Maintenance Workers to meet deadlines that are mutually agreed upon with the Director of Physical Plant. Supervises work to completion.
  5. Maintains an adequate inventory of stock items such as plumbing supplies, wood, electrical and equipment parts. Completes purchase order requests for necessary material and equipment for approval by the Director of Physical Plant.
  6. Performs requisitioned, corrective, emergency and preventative maintenance of electrical distribution, mechanical, HVAC, plumbing and building structures as required. Maintains records of maintenance repairs. Lead Maintenance Worker will respond to emergency repair calls.
  7. Diagnoses system malfunctions on mechanical and electrical equipment. Repairs or replaces defective parts as necessary.
  8. Assists with project coordination including interaction with vendors and contractors.
  9. Assists in the training of personnel in the operation and repair of equipment and buildings. Serves as a resource to the Maintenance Workers and Groundskeepers in solving work problems.
  10. Reads and interprets blueprints, schematics, and specifications.
  11. Performs activities of workers supervised.
  12. Maintains all tools and equipment and keeps the maintenance shop in a clean and orderly condition.
  13. Works day, evening, night, or weekend shifts as assigned.
  14. Responds to emergency situations (i.e., fire alarms, loss of utilities, disturbances, etc.).
  15. Performs other related duties as shall be assigned on occasion.
  16. Maintains a safe work environment for self and the maintenance team and enforces all safety protocol for the school and faculty

MINIMUM QUALIFICATIONS

  1. High school diploma or general equivalency diploma (GED); or 2 – 3 years related experience and/or training; or equivalent combination of education and experience.
  2. Two years supervisory experience in the maintenance field preferred.
  3. Valid Hawaii driver’s license.
  4. Ability to read, write, speak, and understand English.
  5. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and proceduremanuals. Ability to write routine reports and correspondence.
  6. Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions anddecimals. Ability to compute rate, ratio and percent and to draw and interpret simple graphs.
  7. Ability to maintain highly sensitive, confidential information.
  8. Ability to manage multiple projects and analyze complex problems.
  9. Ability to read and interpret blueprints, schematics, and drawings.
  10. Ability to repair mechanical/electrical equipment and plumbing.
  11. Ability to understand and follow complex instructions.
  12. Knowledge of basic electricity/electronics and mechanical principles.
  13. Knowledge of building and safety codes.
  14. Skill in the use of basic hand tools and testing equipment.
  15. Strong organization and planning skills.
  16. Provides hospitable service to students, faculty, visitors, and staff.

 

PHYSICAL REQUIREMENTS

Heavy physical effort is required.  While performing the duties of this job, the employee is required to stand, walk, talk, reach, sit, hear, handle, and perform repetitive motions of the hands/wrists.  May need to climb stairs and ladders; lift, carry, push and/or pull items up to 50 pounds.  Must be able to respond effectively to emergency situations. Frequent prolonged standing/walking, push/pull or move/lift heavy equipment and supplies; manual dexterity and mobility with occasional reaching, stooping, bending, kneeling, and crouching; specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

 

WORKING ENVIRONMENT

Exposed to hazards from electrical/mechanical/power equipment; may be exposed to odorous and/or toxic chemicals; subject to burns and cuts; subject to injury from moving parts of equipment; subject to allergic reactions from plants and/or chemicals; works in precarious or high locations (ladders, scaffolding, etc.); occasionally subjected to irregular hours; occasional pressure due to multiple calls and inquiries; work may be performed in cramped or awkward positions; occasionally works in outside weather conditions; exposed to moderate noise levels in the work environment.

 

SUPERVISION

Exercises working supervision over the Maintenance Workers and volunteers, as necessary. Maintains a safe work environment for all employees, volunteers and contractors of Maryknoll school. Enforces the use of all safety protocols including but not limited to ladders, power tools, hand tools and all maintenance related tools and machinery
