Job Description
POSITION SUMMARY

To perform the general and more complex and difficult work of the trade and mechanical maintenance activities in all of the facility common elements; to perform skilled and semi-skilled trade and mechanical systems duties relative to the assigned areas of responsibilities; ensure equipment are operational and the facility is properly maintained and is in a clean, disinfected and aesthetically appealing condition; and to perform a variety of related tasks relative to assigned areas of responsibility.

 

SUPERVISION RECEIVED AND EXERCISED
  • Receives directions from the Operations Manager
  • May receive direction from the General Manager as necessary.

 

ESSENTIAL AND GENERAL RESPONSIBILITIES

Essential and other important responsibilities and duties may include, but are not limited to, the following:

  • Perform the routine and more technical and complex repair and maintenance duties of skilled and semi- skilled and trade duties including mechanical, carpentry, painting, drywall, flooring, plumbing, HVAC, and minor electrical work.
  • Perform general maintenance duties of the facility common elements inside and outside; repair and replace doors and locks, roofs, flooring; paint inside and outside; repair smoke alarms and life safety components; other related work as assigned.
  • Repair and maintain a variety of skilled and semi-skilled, non-permit, plumbing including building main line components, pressure valves, boilers, water values, sinks, pipes, fixtures, irrigation; replace plumbing components as needed.
  • Perform skilled and semi-skilled, non-permit, electrical repairs such as replacement of wall receptacles, cords, light bulbs, ballasts, fixtures and fuses.
  • Perform and assist in the minor repair and maintenance of heating, air conditioning and cooling systems; change filters and service coolers and chillers as assigned.
  • Maintain pool chemicals and perform preventive and regular maintenance duties and make minor repairs on pool.
  • Clean debris from the common elements; maintain trash room facilities, compact boxes, assist with trash removal and recycle programs.
  • Maintain and operate a variety of tools, equipment and vehicles including, boom truck, aerial lifts and other assigned vehicles in a safe and efficient manner.
  • Routinely walks floors, grounds, parking, roof areas checking for problems and concerns and reports back to supervisor/manager.
  • Sweep, vacuum, mop, scrub, strip, and wax floors as needed or assigned.
  • Assist in the maintenance of common area grounds, sprinklers, lawns, gutters; plants as assigned.
  • Operate and maintain equipment used in the performance of assigned duties; ensure work areas are maintained in an organized and clean manner.
  • Train assigned employees in their areas of work including maintenance and cleaning methods, procedures, and techniques.
  • Develop and maintain preventative maintenance schedules for the areas of assignment and equipment; conduct periodic inspections of equipment; ensure schedule compliance.
  • Inspect and monitor job sites for properly completed work; assess complex maintenance problems and coordinate the appropriate staff; make repairs.
  • Estimate time, materials, and equipment required for jobs assigned, requisition materials as required.
  • Maintain and prepare a variety of records, logs, and reports.
  • Ensure adherence to safe work practices and procedures.
  • Prepare rooms and arrange furniture for meetings and special events.
  • Observe and implement safe work practices and procedures.
  • Assist other staff as needed.
  • Perform related duties and responsibilities as required.

 

                              

QUALIFICATIONS Knowledge of:
  • Advanced principles and procedures of semi-skilled building maintenance.
  • Advanced principles of mechanical maintenance
  • Advanced principles of carpentry, plumbing,HVAC,painting and minor electrical work
  • Principles of maintaining and conducting predictive and preventative maintenance procedures
  • Operational characteristics of tools and equipment used in maintenance activities.
  • Equipment, tools and supplies used in the area of work assigned.
  • Occupational hazards and standard safety practices.
Ability to:
  • Lead, organize, and review the work of staff.
  • Independently perform the most difficult building maintenance work.
  • Independently perform semi-skilled building maintenance mechanical tasks.
  • Work from blueprints, shop drawings and sketches.
  • Operate and maintain various building maintenance tools, equipment and vehicles in a safe and effective manner.
  • Work various shifts, evenings, weekends and holidays.
  • Understand and follow oral and written instructions.
  • Communicate clearly and concisely, both orally and in writing.
  • Plan and organize work.
  • Work independently in the absence of supervision.

EXPERIENCE AND TRAINING Experience:
  • Three (3) years of direct hands-on building maintenance repair experience, which included an emphasis in mechanical maintenance, conducting predictive and preventative maintenance procedures, and basic principles of carpentry, plumbing, minor electrical and mechanical skills to perform facilities and/or equipment repairs.
  • Experience working in a high-rise residential or large hotel services environment is preferred
  • Previous lead or senior level work experience preferred.

 

Training:
  • High School Diploma or equivalent education.
  • Additional specialized training in the building trades or a related field is preferred.

 

License or Certificates:
  • Possession of, or ability to obtain, Certified Pool Operator (CPO) certificate.
  • Journeyman trade license and/or certificate in plumbing, electrical, HVAC, carpentry, boilermaker, is preferred.
