The Utility Worker (Maintenance) is cross-trained.  This position is a flexible position that will be assigned to various departments by management to perform various jobs.  During the time of operational needs, you may be assigned to another department. 

 

DUTIES AND RESPONSIBILITIES

Primary Focus:  Building/Equipment – Maintenance Worker

 

  • Responsible for the repairs requests and assist with the preventative maintenance scheduling. Routine task includes cleaning air conditioners, light painting, general cleaning and trash removal, removal of leaves, and exterior debris, re-stripping and repairing parking lots, cleaning carpets, changing bulbs, and caring for household plants.
  • Building - Makes sure all plumbing and electrical are working properly and safely or upon request. Check all lights, emergency lights, door buzzers, door locks, windows, window screens, furniture, tables and chairs, toilets, sinks and showers. Performs daily rounds and responds to routine and emergency maintenance requests and immediately reports safely hazards to Dietary/Support Service Manager and appropriate personnel of affected departments. Ensure clean and well-maintained pest free facility i.e. basic facility repairs and upkeep. Makes recommendations for further assistance and/or support when beyond scope of capability or expertise.
  • Machinery and Appliances - Perform preventative maintenance on all equipment. Completes monthly emergency generator tests and logs appropriate documentation, reading, etc. Complete and proper logging of files and records responding work cost, time spent and material/supplies used for each completed service requisition or request Cleans and services hedger, weed whacker, lawn mowers, tractors mowers, and chipper vac.
  • Fire Prevention - Assists with planning and conducting fire drills with the Dietary/Support Service Manager. Follows the Lunalilo Home Fire Evacuation procedures and keeps records.
  • Disaster & Emergency Plan - Will do everything possible to ensure our Residents’ and Employees’ safety in the event of disaster. Will prepare according to the instructions we have received from the Civil Defense, etc. Will make sure our survival kits are complete. Windows and glass doors will be boarded up or taped. Drinking water will be stored, etc.
  • Lawn/Parking Lot - Assists with the up keep of the grounds; cleaning, watering, etc.
  • Events -  Assist with preparation, set up, during, breakdown and put away of all equipment used for all Lunalilo Home event on and off property. Events such as Lu`au, Mahelani Moonlight Benefit Dinner, Golf Tournament, Thanksgiving Imu, etc. directed by either C.E.O., Development Manager and/or Facility Manager.
Secondary Focus: Grounds/Equipment - Maintenance Worker
  • Responsible for taking care of the five (5) acres of landscaping which includes, but is not limited to, mowing, edging, weeding, raking, pruning and blowing.
  • Make sure all plumbing (irrigation system) and electrical systems in the lawn are working correctly.
  • Performs daily rounds and responds to routine and emergency maintenance requests and immediately reports safety hazards in the yard to the Dietary/Support Service Manager.
  • Ensure the trees are pruned and trimmed: Trip pruning of shrubs, and bushes/shrubs; and string trimming of all areas not accessible by a mower, edging of all grass areas and blowing of hard-scape surfaces.
  • Recommends comprehensive chemical treatment programs for turf and plantings.
  • Responsible for the removal of leaves, fruits, etc. on the ground
    • Ensure that the lawn is watered and well hydrated; responsible for the irrigation system
    • Makes recommendations and obtain quotes for further assistance and/or support when beyond scope of capability or expertise
  • Machinery and garden equipment - Perform preventative maintenance on all equipment. Cleans and services hedger, weed whacker, lawn mowers, tractors mowers, and chipper vac.
  • Vehicles -  Performs minor automotive maintenance; vacuums and washes vehicles
    • Service vans and trucks on regular schedule. Cleans and washes vehicles. Make sure gas is full, tires properly inflated, check all lights, blinkers, signal lights, and brake lights are working. Periodic checks on wheelchairs lifts.
*There may be other maintenance/janitorial duties not specifically listed above that may be asked of the candidate.

 

QUALIFICATIONS:

  • High School diploma or GED and able to effectively communicate, both orally and written.
  • Requires lifting items up to 70 pounds.
  • Requires frequent stooping, bending, pushing, pulling and continuous standing.
  • Annual physical/infection/transmittable disease clearance, TB clearance certificate.
  • Driver's license and abstract, if applicable.
  • Ability to read, write and speak English.
  • One-year experience in mechanical/maintenance/lawn maintenance.
  • Physical demands require heavy lifting with frequent stooping, bending, stretching, pushing and pulling.
  • Duties require details and careful planning, must be able to see pjojects through to the end, must be able to respond to emergency repairs from various departments.
  • On the job communicatoin requires frequent listening, reading, accurate interpreting and clearly speaking. Furthermore, legible writing in words and numbers is required.
  • Duties require work in or outdoors. This includes exposure to heat, moisture, humidity, fumes, chemical, water and odors. 
  • Equipment that may be used include (but are not limited to): plumbing, carpentry tools, including, vacuum cleaners, wet and dry, riding lawnmowers, weed whacker, hedge trimmer, and other related equipment.
