PROPERTY MAINTENANCE WORKER (Kapolei)

Primary Purpose: Performs scheduled and unscheduled repairs and maintenance on one (1) building, Hale Ulu Pono, and the building and grounds of a project located at Kalaeloa, Oahu, Hawaii.

Essential Duties:
• Performs various semi-skilled and skilled tasks related to the routine operation and maintenance of plumbing, electrical, carpentry, painting, and general maintenance work.
• Operates and makes minor repairs to vehicles, tools, and maintenance equipment.
• Assembles, disassembles, arranges, moves, and performs maintenance on furnishings and equipment.
• Maintains records of maintenance and repairs performed on equipment, buildings, and grounds.
• Operates various tools, shop and motorized equipment in the performance of maintenance and repair work on the building and grounds.
• Clean-out trash chute duct and takes bins out for refuse pickup.
• Mows and edges lawns and fields with use of push and riding lawnmower.
• Plants, transplants, fertilizes, weeds, and waters lawns, shrubs, bedding plants, ground cover, and trees.
• Apply pesticides and herbicides according to manufacturer's instructions to lawns, shrubs, plants, ground cover, and trees (license may be required).
• Maintain and perform minor repairs to the sprinkler system.
• Clean grounds including: parking lot, walkways, sidewalks, exterior stairways, trash room.
• Exterior building cleaning, including: walls, windows, and window landings.

Other Duties:
• Notify Supervisor of any unsafe, unsanitary, and suspicious activities occurring at the worksite.
• Notify Supervisor of any harmful or illegal substances found at the worksite.
• Prepare rooms for occupancy by vacuuming floors, wiping, waxing, and polishing vanity counters and furniture. Scrub and disinfect sinks, toilets, mirrors, shower stalls, and fixtures. Clean, wipe, and polish doors, walls, A/C grates, sliding windows, and jealousies.
• Janitorial work.
• Other tasks as assigned, such as moving furniture, water clean-up, washing/waxing vans, security checks, room inspections, etc.
• Carpet cleaning and shampooing.
• And other duties as may be assigned from time to time.
• Attend all staff meetings and trainings.

Working Conditions: Indoors/outdoors. Subject to hazards present in construction and maintenance functions, including both indoor and outdoor environments, extreme heat, and exposure to hazards such as chemicals, machinery, loud noises, vibrations, and traffic. Frequent handling of a variety of hand tools (powered and unpowered), commercial chemicals, detergents, cleaners, fertilizer, herbicides, and pesticides.

Work Hours:
• Full-Time: 40 hours per work week. Friday through Tuesday from 7:00 am to 4:00 pm.

Equipment Use: Van, mowers, blowers, weed eaters, and various hand and powered tools, plus other related equipment as needed to perform a variety of tasks.

Mental, Physical and Communication Demands: Requires working to a specified routine with and without supervision. You will also perform tasks with consideration for staff and consumers, work as part of a team, maintain reliable attendance, and assist co-workers in other areas as needed. Requires considerable walking, standing, and climbing of stairs and ladders. Frequent kneeling and bending while performing maintenance duties. May be required to work at heights from ladders and on the roof. Must be able to perform heavy work exerting up to 100 pounds of force occasionally; up to 50 pounds of force frequently, and up to 20 pounds of force constantly. Requires written and verbal communication skills in English.

Qualification Requirements: High School graduate. One year of experience in building maintenance and repair, including electrical, plumbing, mechanical, painting, and/or carpentry. Provide current TB clearance and maintain current CPR, First Aid, and Universal Precaution certifications. Must have a valid Hawaii driver's license, a privately owned vehicle, a safety check, current vehicle insurance, and a clean driving record. Subject to random drug testing.
