Job Description

Position Overview

The Condominium Association for a 58-unit residential property located in Waikiki is seeking a dependable, professional, and proactive Resident Manager to oversee the day-to-day operations, maintenance, and general management of the property.

The Resident Manager will work directly with the Association’s Board of Directors and Property Management Company to help maintain a safe, clean, and well-operated residential community.

Previous resident manager or property management experience is preferred.

Minimum Qualifications

• Previous resident manager, facilities maintenance, or property management experience preferred
• Valid driver’s license
• Clean criminal background check
• Strong communication and organizational skills
• Ability to work independently and professionally with residents, vendors, contractors, and Board members
• Basic understanding of building maintenance and repair coordination
• Ability to handle confidential and sensitive matters professionally

Primary Duties & Responsibilities

Property Maintenance & Groundskeeping
• Cleaning and upkeep of common areas
• Daily maintenance and monitoring of pool area
• Maintaining landscaping and exterior appearance of front property areas
• Performing minor building maintenance and repairs as appropriate
• Monitoring overall cleanliness and condition of property

Vendor & Contract Coordination
• Obtaining bids and coordinating specialty maintenance and repair contracts
• Meeting and coordinating with vendors and contractors
• Monitoring contractor work performed on property
• Reporting maintenance concerns and project updates to the Board and Property Management Company

Rule Enforcement & Property Oversight
• Enforcing Association house rules and policies
• Issuing warnings and fines in accordance with Association procedures
• Responding to resident concerns and documenting incidents as necessary
• Assisting with maintaining safety, cleanliness, and quality-of-life standards throughout the property

Security & Administrative Oversight
• Daily monitoring and review of security camera systems
• Reporting suspicious activity, incidents, or maintenance concerns
• Working directly with the Property Management Company and HOA Board
• Assisting with communication between residents, contractors, management, and the Board

Work Environment

 

This is a live-on-site position requiring regular availability and active involvement in the daily operation of the property. The ideal candidate is professional, responsive, organized, and capable of maintaining positive relationships with residents while enforcing Association policies consistently and fairly.

Compensation & Benefits

• Annual Compensation: $36,000-$42,000
