Job Description

We are immediately looking for an Assistant Property Manager for a full-time opening with a real estate business.

The Assistant Property Manager?s responsibilities include reporting any building issues or concerns, performing basic bookkeeping to keep track of funds efficiently, and maintaining relationships with staff members and tenants.

This role comes with benefits, parking, and all observed federal and state holidays off.

Hours

Full-time, Monday to Friday, 8:00am-5:00pm

Location

Kalihi, Honolulu, Oahu

Pay

$40,000 to $45,000 a year

Responsibilities

  • Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Establish rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Contract with tenants by negotiating leases and collecting security deposit.
  • Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping.
  • Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.

Qualifications

  • High school diploma, GED, or equivalent. Bachelor?s degree preferred.
  • At least 3 years of related experience preferred.
  • Active real estate license or ability to re-activate license in 30 days.
  • Proficiency in Microsoft Outlook, Excel, and Word.
