Job Description

The ideal candidate will have commercial property management experience and the ability to oversee property operations, finances, tenant relationships, vendors, and maintenance while supporting the overall performance of the portfolio.

Hours

Full-time, Monday-Friday, 8:00am-5:00pm

Location

Honolulu, Oahu

Pay

$120,000 to $125,000 a year

Responsibilities

  • Oversee the day-to-day operations and overall performance of assigned commercial properties.
  • Develop and manage property budgets, review financial reports, and address significant budget variances.
  • Monitor rent collections, accounts receivable, tenant defaults, invoices, and property expenses.
  • Build and maintain positive relationships with tenants while addressing concerns and supporting lease-related needs.
  • Coordinate tenant move-ins, move-outs, renewals, expansions, and construction or build-out activities.
  • Manage vendors and service providers, including contracts, scopes of work, insurance requirements, and performance expectations.
  • Conduct regular property inspections and coordinate maintenance, repairs, remediation, and improvement projects.
  • Oversee building systems, safety procedures, emergency planning, and required regulatory documentation.
  • Track utility usage, waste and recycling programs, and other operational initiatives to identify improvement opportunities.
  • Partner with internal teams and clients to provide property updates, inspection reports, operational summaries, and recommendations.

Qualifications

  • 3–5+ years of experience in commercial property management.
  • Hawaii real estate license required.
  • Bachelor’s degree in Business, Real Estate, or a related field preferred.
  • CPM, RPA, CFM, or similar professional certification is a plus.
  • Strong financial knowledge with experience reviewing budgets, operating statements, and financial variances.
  • Familiarity with commercial building operations, maintenance, and facility systems.
  • Experience overseeing construction, capital improvements, contracts, or property projects.
  • Proficiency with property management platforms such as Yardi, MRI, Nexus, or Avid.
  • Strong working knowledge of Microsoft Office and other business technology systems.
  • Excellent communication, organization, negotiation, and problem-solving skills with the ability to manage multiple priorities
