Site Manager (221410-04)The ideal candidate will be responsible for overseeing the day-to-day operations, maintenance, and administration of our residential property. This role requires excellent communication skills, attention to detail, and the ability to manage multiple tasks efficiently.
Hours
Part-time, Monday-Friday, 8:00am-1:00pm (Flexible schedule)
Location
Waikiki, Honolulu, Oahu
Pay
$28 to $29 an hour, parking
Responsibilities
- Supervise and schedule upkeep and maintenance work, including regular inspections of buildings and grounds.
- Coordinate with contract maintenance workers and oversee preventative maintenance schedules.
- Perform basic onsite building maintenance and cleaning tasks as needed.
- Maintain clean, safe, and sanitary common areas and exterior lighting throughout the property.
- Foster trusted relationships and open communication with unit owners, residents, executive management, and the Board of Directors.
- Respond to resident issues promptly and professionally, maintaining a log of issues and follow-up actions.
- Supervise resident move-in and move-out procedures.
- Schedule and supervise building maintenance projects, notifying residents accordingly.
- Maintain onsite property files, records, and inventory of equipment, tools, and supplies.
- Communicate problems and make recommendations to the AOAO Board and Executive Management.
- Prepare and issue regular status reports to the Board of Directors.
- Attend monthly HOA/BOD meetings.
- Be on-call for emergencies as necessary.
Qualifications
- 2 years of Resident/Site/Association Management experience (Preferred).
- Proficiency in Windows and Mac computer systems, MS Office suite, Gmail, and iPhone.
- Basic understanding of main building systems.
- Advanced project management experience is a plus.
- Understanding of plumbing, electricity, and carpentry is beneficial.
- Excellent verbal and written communication skills.
- Strong organizational and administrative abilities, including basic project management skills.
- Ability to work with minimal supervision and adapt to different tasks/projects.
- Ability to interact with a wide range of people and excel in conflict resolution.
- High school diploma or equivalent (Preferred).
