Retail/Commercial Property Manager (224426-14)
The Retail/Commercial Property Manager will oversee the daily operations, financial performance, tenant needs, vendors, and maintenance of a portfolio of commercial properties while helping protect and increase overall asset value. The ideal candidate will bring several years of retail or commercial property management experience, strong financial and organizational skills, and the ability to effectively manage tenants, vendors, projects, and competing priorities.

Full-time, Monday-Friday, 8:00am-5:00pm

Kapolei, Oahu
Pay
$120,000 to $125,000 a year
Responsibilities
- Take ownership of the day-to-day management and overall performance of an assigned property portfolio.
- Monitor property budgets, financial activity, and operating expenses to support strong financial performance.
- Review monthly financial statements, investigate variances, and communicate findings to leadership and clients.
- Oversee rent collection, accounts receivable, tenant delinquencies, and related follow-up.
- Coordinate lease administration, including tenant move-ins, move-outs, renewals, expansions, and build-out activities.
- Maintain positive tenant relationships by addressing concerns, coordinating solutions, and supporting tenant satisfaction.
- Direct property maintenance and vendor activities, including contracts, service agreements, insurance requirements, and performance.
- Conduct routine property inspections and oversee building systems, safety measures, grounds, and overall facility conditions.
- Coordinate capital improvements, repairs, remediation work, and other property projects while keeping work on schedule and within budget.
- Prepare property reports, tenant communications, operational updates, compliance documentation, and other materials for clients and internal teams.
Qualifications
- Bachelor’s degree in Business, Real Estate, or a comparable field preferred.
- Active Hawaii real estate license required.
- 3–5+ years of retail or commercial property management experience with demonstrated success in the field.
- CPM, RPA, or CFM certification is preferred but not required.
- Working knowledge of property management platforms such as Yardi, MRI, Nexus, or Avid.
- Strong proficiency with Microsoft Office and other standard business software.
- Background in construction coordination, contracts, capital projects, or project management.
- Strong financial skills with the ability to review budgets, analyze reports, and identify financial discrepancies.
- Excellent interpersonal, communication, negotiation, and problem-solving abilities.
- Highly organized and detail-oriented, with the ability to manage competing priorities, meet deadlines, and work effectively with clients, tenants, vendors, and internal teams.
